WHAT CAN I DO TO PUT PRESSURE ON A HOME BUILDER TO COMPLETE THE JOB?

I am carrying a home built. He told me it would take 2 months. It has been 3 months as well as a residence is reduction than 1/3 complete. Now he is not even returning my calls or e-mails.

Hopefully you haven’t paid him much for the job. Definitely don’t pay him anymore.
I would put a sign in the front of the unfinished house, and say “Don’t hire (name of the builder’s company) to built your house. He has defaulted on building this house”. Maybe this negative publicity will bring him around.

You can contact the Better Business Bureau.
You can file a claim against him in court. It will cost you a few bucks up front but you get it back when he pays damages.

Normally you would have a contract. Sue him. Report him to Better Business Bureau. Send him certified letters from your lawyer. Go to his home or office. Hire a new contractor and make him pay for it.

Not enough info to help much. If you have a contract-read it carefully to see if there is a completion date. I hope you have not paid him very much money to date, and I hope he has paid for the materials used on your home. If he has not paid for those materials then the lumber yard or home center can put a lien on your home if the materials have not been paid for. To often people don’t sign a good written contract with a builder, and to often there is no completion date and payment stipulations.
Here is what I would do.
#1. Do not pay anymore money to him.
#2. Change any and all door locks that he may have a key to the house.
#3. Lock up any tools & materials that are left on the job.
#4. Send him a certified registered letter state that you are firing him as your home builder for non performance on your home. State that you may also be filing a law suit against him if all materiasl have not been paid for out of the money that you have paid him to date.
It is time to pull the plug on this monkey. Do not let him talk you into finishing this project as he does not really care about your house.
Next time do a better job of hiring a builder, getting a good proposal signed, and getting an address of the builder. No big money up front and pay as you go (progress payments) to the builder. In other words when he completes a certain phase of the home – he gets more money.

Best method that I know is hold back a good portion of the funds until job is complete and satisfactory
