4+ Bedrooms
2+ Bathrooms
2500-3000 sqr. feet

This is less land value as land value will change things.
A basic home and we are talking basic cheap carpet cheap counter tops and no extras about 65-70 per square foot. Once you start adding extras like better countertops and lighting fixtures garden tub and tile it is about 120-150.

Full-on custom home? Fancy or plain?
I’ll say $250 per sqft., tops, for top-end finishes in an architect-designed custom with high ceilings and great room.
At 3000 sq ft, that could be $750,000 PLUS whatever you paid for land and local taxes.
If you build a cabin-style place, I bet it is closer to $120/sf, or $360,000.
So, you’ve got bids from contractors for the house you designed? How close was I?

In my area, simple construction is $125 per square foot. It is probably higher in your neck of the woods. But bear in mind, new construction can jump dramatically for everything you add on or change.
